Apartments in Riga - the cheapest compared to other housing in the capitals of the Baltic republics
On the outskirts of Riga and in Tallinn, housing became more expensive compared to the previous quarter by 4% and 7%, it is clear from a review of the Baltic real estate prepared by Ober-Naus. In recent months, average prices rose in Tallinn from 669 to 753 euros per square meter, and in the outlying districts of Riga - from 460 to 494 euros per square meter. The number of transactions increased in Tallinn in comparison with the third quarter by 25%, which, according to Ober-Haus, suggests that the bottom is passed. In the center of Riga, prices remained in the fourth quarter, the same as in the third. The average price per square meter in the center and the Old Town was in the fourth quarter of 1500 Euros, and getting used to the center of the area - 800 euro. The decline in property prices in Vilnius, which began six months later than in Tallinn and Riga, and continued in the fourth quarter of last year. In Vilnius the average prices have fallen compared with the third quarter by 4%. But this fall was smaller than in the previous quarter, while the number of transactions increased by 26% compared to the beginning of 2009. This means that in Vilnius and residential real estate market may have touched bottom.
